I don't have all the answers to your situation, I will share a little of my experience - When I was younger – in my 20’s in the 60's, I never had too many jobs - the longest one I had was with a correspondence school for 7 years - that sales training was the key that prepared me to be able to negotiate real estate transactions.During that 7 years I started taking seminars, buying cassette tapes (remember them?)

Consistency is key to modifying their behavior.You either train your tenants to pay on time or they will train you to be lenient -- I choose the former. 

The dogs in question were show dogs and highly trained, and they had the paperwork and years of positive references to help them.

Do franchises have better resources (trainings, broader MLS access, experienced colleagues,etc) to translate into more potential commission for me? 

I personally scrubbed each lead on my list because I didn't want to waste any money on properties I wouldn't be interested in (i.e, the property is in a bad area of town, near train tracks, etc.).  

What is the average number of CE hours your PM's go to per year for training?

Will definitely look into the training.
