If one had enough income to cover all their debt payments outside of rental income then reserves would not be as necessary as someone who relies on rental income to live on.

I'm wondering if there are any real estate attorneys who could assist on what steps we should take to get this process finished so we can move on, ideally we would like to have a new registered agent as this attorney cannot be relied upon.

The biggest obstacle to overcome by far, is not so much that you need to find clients (although believe me, that's also difficult and is a constant effort until you're able to rely on referrals from past clients), but the customers you interact with need to trust you with their largest asset as a seller, and for one of the largest purchases they will make in their lives as a buyer. 

If you property manager still says No maybe because they dont’ actually know the process they are relying on another person in their team to help them out.

If it helps the kitchen is near a door and the kichen has a window, but I feel like I couldnt rely on a tenant to open a window/the door everytime they cook.

Also, if you are relying on the information someone shared with you to arrive at the conclusion presented in your first forum that’s a red flag.
