I agree with Wes, that MFRs yield better cash flow.After learning so much on BP, I think I have my answer on the whole purpose of my investing pursuit.

We may have the best country in the world, as flawed as it may be, but we have the freedom to succeed or even fail in their pursuit of our dreams.My rant was mainly for those that wave a placard that the world is ending, but offer no alternative to what is being done.   

Yes there are plenty ****** people licensed or not, so a license isn't going to fix that, but even the basic education needed to get a license and ethical requirements are better than nothing in pursuit of the above goals, and the cost of acquiring it is frankly minimal and can be easily recouped if you have any idea of what you're doing.

No coverage for damages from "Business pursuits or business property of an insured" Is 'renting' meeting the definition of business pursuits?)

On the upside, I discovered BiggerPockets and have been learning ALOT about real estate investing through the podcasts and blogs.I want to continue my pursuit of a career in real estate as an investor and that is why I am here.

I am a newbie who just put in my second offer but have been  in active pursuit of deals to invest in, educating myself analyzing properties from an investor and renter view point as my objective is to buy and hold for rental income.

This would happen with flippers stopping their business in CA, it would drop a lot of the comps, home values (not all of them) a good amount of them and the appreciation would not be as grand as it would if they stayed around and continued their pursuit of the real estate hustle. 

After sitting on the sidelines for a long time, my wife and I are finally moving from interested, to serious in our pursuit of a STR.

And there are also those who just compulsively can't stop trying to double the penny, who will never stop doubling down, and therefore ultimately go bust in the relentless pursuit of billions.
