From an aesthetic point of view, I'm a fan of combining historic and modern features - too much 'antiqueyness' in a place doesn't grab me, but I also hate to see great architectural features and workmanship discarded.

And good for her if that is the case).If you're going to be in that top 1%, and have the personality disposition to do either (I do not, hate driving, weak sense of aesthetic, tell me the kitchen "feels too cold" and my response would be to turn up the thermostat), Realtors at that level out-earn loan originators.

Of course, before you decide on a roof tear out, you should have the entire exterior and new roof blend in nicely for good aesthetics.

Personally, we did the flooring, painting, some demo, landscaping, a lot of trim work, and many of the smaller aesthetic projects (floating shelves in the guest bath and laundry room, sliding barn door, etc.) on our own which cut costs a good bit.

I hate to see a nice counter top on some terrible looking cabinets LOL I'm a kitchen and bath designer and look at the overall aesthetic and function.

Very high ceilings so we weren't too concerned aesthetically...but huge expense none the less and another factor into our passing on the property.5) The layout was strange and don't know if 4k would be possible without going high end.

A nice kitchen with white cabinets can really sharpen up things a ton and be easier on the budget.Get some input from someone with some knack for color schemes / aesthetics if that's not your thing.Obviously the tips above imply more of a heavy time investment for less money kind of approach.But they lend themselves to getting a nice result for less money and a high quality tenant if you are renting.....Again take it for what it's worth, there are a ton of ways to do things and more than one way works.Jim

Second if you look at the tile layout (which was very deliberate for other reasons) I would have had to notch a large format tile down the middle which is not easy or aesthetically pleasing.The towel bar was installed at 60 inches also a little higher than standard but what you can't see in the picture is a vent that is directly beneath it as seen below.

Architects obviously run the gamut (like all professionals, for the most part) from good to exceptional, but as a general rule architects can add value to a project by: -Greater construction efficiency-Superior aesthetics/design-Understanding of regulations, codes, variances, etc (above and beyond a GC)   -Speed & efficiency-"Green" design or "Future-proofing" your house-A more holistic approach to the project or superior experience.
