My advice is you should never buy a deal that does not cash flow from Day 1, but it is somewhat ignorant to pretend appreciation and market conditions are not real or substantive.

If you pay $145k and the seller gives you a $10k credit, it’s the same as paying $125k and spending $10k for closing costs....a net of $135k.Remember, the rule is to actually Use the cash...not pretend.
