Over the weekend I started driving around the area in which I live, and was honestly a but shocked by how many properties I came across that were either vacant or in a major state of disrepair.  

I just filled out their preliminary application and received a follow up call within 10 minutes.

I've locked horns with a couple of posters here selling their stuff and they have been so combative and evasive that people email me that they are shocked that someone trying to convince them that they are legitimate would behave so badly publicly. 

Complete shock!

I've had some very preliminary discussions with Hard Money Lenders, both have stated they only loan to LLC Entities.

I got a lot of people saying that they were interested but no follow it terms of preliminary contact information :/ So at this point the buy and hold folks will remain in dormancy.

There are a lot in this area and if it was that easy I am shocked, with all the investors here, that all of them are still on an auction list.  

Logan Tell him you are "shocked" that the previous owners would have put 8 layers of roofing material on one roof and ask him how much each layer would cost you extra then ask what it normally cost him to strip one roof. 

Most areas will show you flood maps including preliminary maps showing potential changes if they've been surveyed recently, so well worth looking into if you are considering purchasing in a flood zone.  

When rents are raised a substantial amount in a short period it can be a shock to the tenant.
