I'm currently looking at a 40-unit apartment in Indiana but one of the bigger pitfalls is that landlord pays all utilities.  

I am thinking about rolling this out to my 250 rental units around the Kansas City Metro, but I would love some advice on pitfalls and issues with using it.

Now you need an experienced attorney because there are some pitfalls and NC has SB1015 Section 47 (I believe deals with lease options) that you need to adhere to.

We know all the potential pitfalls.

I know all of the pitfalls and risks of the auction itself so my question isn't about that.

I have no way to know your financial capacity of course.. but these are the pit falls of this model... if you want to aquire 2 to 5 million in sub too debt you should have 1 mill or more in liquidity to make sure you don't get your sellers in a default situation.
