Better grade neighborhoods are going to have much tighter margins but you will not deal with as much tenant turnover or damage to your units (in general of course).

On the outside, we redid the grade to fix water issues, painted the exterior, built new decks, landscaped and added a fence.

The materials are all lower-end consumer-grade, e.g. cheap laminate, painted panelling, etc.

There are also plenty of neighborhoods that are a grade below that are still excellent investments.

I have literally shown up with 7 guys to grade a backyard for construction and spent the first 2 hours of work moving the tenants stuff since they didn't actually believe me when I told them we were coming.

Once have some systems in place on a single family home can have the same result just cheaper.Metro Detroit has some of the best ROI/cash flow on single family homes in the country - at a reasonable “location” grade.

And obviously you would need to ensure that the land is graded appropriately for either and a foundation exists for the pre-fab units.Good luck!
