While I would never dare to say it's "dumb" to leave equity in your real estate, I will say that I purchased a turnkey property a year ago and am in the process of finishing up my refi right now to pull out 16k after increasing the value by 45k through reno upgrades.

You are absolutely correct @Michael NotoThe longer I loose what @Daniel Smyth, I am getting automatic deposits every month.I dare anyone on this site to tell me it makes sense to take an action that will take me 24 months (based on actual math at a $50/mo increase) to recoup the cost of such action.

welcome to BP , great source for all kinds of stuff . being in vermont is always different :) i don't think many rules of thumb on this site work well in burlington ( the 1% rule as example ) i think if you get familiar with area cap rates are helpful as well . i don't think i would dare buy anything in chinned county with lower than a 8% cap . i will say that burlington has been a great market and still is , but things have changed . i know many landlords who have had vacancies in the last year ( mostly on 3br or more )  even 1 br are more difficult to rent with all the new housing thats been built .pete

You might think that… but from a contractor perspective, you are one of many obligations they probably have… not to mention looking for the next job, finishing up old jobs, sneaking in quick jobs, emergencies for other (dare I say) more important customers, or just needing / wanting a day off (think going to the doctor / dentist / child’s school event, what have you!)
