Park City isn't as safe in my opinion as there are quite a few hotels under construction and a decent amount of nightly rentals.Happy to hop on a call and give you some more information about the market.

It's super close to tumlin park but there are storage storage areas business across the street.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Knowing you can do it the right way now, I would advise against it.If you convert it into a legal rec room, that would only be a half bath and the City may require you to have two covered parking spots (like a permanent carport). 

I was upset when developers came in and put houses in the backyards of the houses on either side of me, facing but not in any way designed to take advantage of the view of the brook, and then put a road between me and the brook and park.

@Carter Buckingham If you're planning to purchase a mobile home in the community where the land is rented, you'd have to check first with the park manager and/or owner to see if you can move forward with your plan. 

For windsor hills, I found the community itself to be very nice, especially the pool area, slides section was a huge hit with the kids (a mini water park).

@Carter Buckingham Definitely check with the park manager and/or owner to see if this can be done there, if you decide to go this route if purchasing mobile homes in a community. 

Also, Wesley Chapel and Citrus Park have new builds and are great places for rentals as well.
