Ideally the listing agent is supposed to market it correctly and use their sphere of influence to sell the thing 

But as a fairly new agent that didn’t have a large personal sphere to tap into, the biggest key for me so far is being consistent.

In the meantime try to vote accordingly to buy some time and inform people in your sphere but with the way things are going it won’t be long. 

My sphere, in NJ, provide me with referral based business; mainly listings.

If you have a big sphere of clients here in the states you could refer them but being a Relator requires you being where your clients need you to be, with them thought the transaction and beyone.  

Another option could be raising private money from your sphere of influence but I believe you'd still need some skin in the game to make it happen i.e. acquisition experience, construction experience, syndication experience.Some investors partner with folks who can find the deal on their own.

If we reduce the distribution to account for depreciation, the income would accumulate in the fund as potentially non-OZ property and could make the fund fail 90% test.What is the right way to handle this?

Is that true even if you know that many others in your investor sphere will likely hire them in the near future?

With all that said, it's important to have boots on the ground and trust your sphere to guide you accordingly.
