So your only option would be a single family not in a HOA.

Difficult to defend places -- hillsides with limited transportation options, etc. -- won't be allowed to rebuild at all.

The options are going to non QM lenders who allow this.

But STR has restrictions here (2 bedrooms in Raleigh) (hence the hybrid option) and there is often diminishing returns when it comes to price versus number of rooms in our market in the locations I focus on. 3 bedroom numbers often are stronger and more attainable price wise than 5 in core Raleigh.

Rent by room is an option that many people do here but even then it's not easy, and several randoms living under the same roof calls for its own problems and likely a lot more turnovers, so I'll see.

But if you are really set on RE you may want to explore options of borrowing against them or taking cash out early.
