I have taken a look at the mls listings and craigslist listings of both Charlotte and its nearby suburban areas but have found very few multi-family properties between 2-4 units in which I could get an FHA loan for.

I thought because Hagerstown is nearby, i would see a lot of them there.

My concern is that rent in OC is not as high as some other areas nearby, such as Portland...so the rental fee would likely be only about $50-$100 more than my mortgage payment (my payment includes insurance/taxes, by the way..so I am accounting for that).   

@Stone Jin agree with you that i cannot focus on just Intel employees, but being out of state and with almost zero knowledge of the Chandler area, I am focusing on what I know, as an Intel employee :) So, Gilbert, Mesa are going areas nearby to look for SFH?

This should be beneficial only in determining your price-per-door relative to, or as a percentage of, comps, and not when determining your offer price.Instead, as @Patrice Penda stated, your offering price should not be determined by nearby properties, but rather the property actuals.

If the neighborhood is less attractive and the house is nicer than the nearby houses you may have been to aggressive in your rehab.
