I guess I take a pragmatic view - if I send out $10k-$15k worth of marketing each year looking for rehab deals, and get calls on properties that for whatever reason I don't want to rehab but are decent deals for someone else, why shouldn't I monetize them??

In the end, unless you have staff and assistance you will never implement all of them in an effective manner so that you can monetize the strategy.One of the biggest problems that I had when starting out was that I was chasing too many "rabbits".

Partner with a local seasoned investor so you have a much higher probability of monetizing the deal (and insuring it's really a deal) rather than setting yourself up for some potential financial pain.
