The upstairs has the original pine flooring but I went over that with the stc rating underlayment and a vinyl plank flooring.

Hey Brian, I agree with the chair rail idea, but if you want a finish that's consistent from floor to ceiling then you may want to just buy pine tongue and groove boards that are the full length. 

Substituting with other lower priced wood like pine etc will split and shrink.

Another example -- I've found that framing requirements in Georgia will generally allow Douglas Fir while Maryland counties often require Southern Yellow Pine -- the two aren't equivalent in price.

They removed part of the white vinyl and replaced it with pine, stained an orangy cedar color.
