There is a lot to learn in real estate investing, but like others have said, start going to meetups, talk with other local investors, and look to find a mentor in your market that can help guide you through your first deal.

My advice would be not to post the deal on a public forum, but to find a mentor/coach to reach out to.

But most investors use a mentor or coach to be trained, just because it speeds up the learning process so much.

I would suggest maybe find someone who is willing to mentor you and take the time to learn from them.

My "mentor" can rattle numbers off the top of his head just due to experience but here I am not knowing so how would you recommend I figure out those prices?

I dont want to discourage in your venture, but please be very careful and get more knowledge/mentors/investors/partners etc.Good luck!

For me I would rather spend that money on a mentor with a proven system that is where I have shifted my focus.

Youtube, mentors and podcast are the best for knowledge, once you have a decent base taking the first step will teach you the most.
