I flat out told him he’s got to give people a legitimate estimate before he does work  I never would have agreed to $3,200 for this little bathroom tub.

However, if you are too harsh, they will think poorly of you as a landlord and it will be a difficult and contentious relationship to manage.I recommend being sympathetic to their concerns, taking the time to identify any legitimate issues - it's more than possible that actual problems that should have been addressed during the rent ready were missed, and there are certain things you can't leave "as is" per landlord-tenant law and your local housing code.

@Keith AnnisI'm not an attorney, but I don't think you need to prove anything to impose a fee that is a legitimate provision in your lease.I think it would be on the tenant to challenge the validity of it in court as a defense to the eviction you file for nonpayment of the fee, and the judge would then make a judgement based on both sides of the story (your explanation as to why you believed it to be occurring, and the tenant's explanation that it was not).

You should be transparent with them if this is a concern.I am not an FHA expert but I’m fairly certain you are not in violation of the terms if you have a legitimate and significant life-alteration that requires you to move within your first year.

Nope, your instincts are 100% correct: No sane investor would ever purchase a property without some manner of inspection, and no legitimate wholesaler would ever expect an investor to do so!
