Typically, higher vacancies lead to lower rents, but today’s reality is different.Inflation plays a role — while the consumer price index has surged over 20% since 2019, office rents have not kept pace in real terms.

It has been drawing in families and professionals, leading to steady demand and higher appreciation rates.

By listing it lower, it may be more likely to be supported by comps AND could create a demand buzz that will lead to multiple offers and competition.

Texas leads the nation in that category.
