Indy is seeing a lot of gentrification continuing in certain hotspots but there are still plenty of slums.

Each one also leans away from investing in up or balloon markets.Grant Cardone himself just picked up a property in Florida that is in a declined Market outside of the normal hot spots.

These lists seem like good starting points for vacation hot spots, but every town that has a major chain hotel experiences travel and therefore STR demand. 

I see our area becoming a hotspot for retirees.

The "hot spots" for gentrification are the Heights, Washington Corridor/Rice Military, First Ward.

And yes, there are Gurus that specialize in that too, who have "secret" knowledge about the up and coming hot spots, or methods of securing undervalued property, that they will educate you on, with ongoing mentoring too...

While it's a few years out (best case) or a pie in the sky (worst case), makes me wonder if Fresno is a future hot spot.  

There is all sorts of hot spots for rentals and investing.
