However, I wouldnt hesitate to start eviction immediately should it need be. 

I just got a call from my realtor that said we have a buyer for one of our properties in Illinois that is looking to make an offer, but said they are hesitant because they feel they will have problems with the FHA lender due to our profits on it. 

I'm hesitant to post the exact listing despite being under contract, as I am wary of someone else deciding it's a great deal and telling me it's no good then pouncing on it when I bail on it. :-)

I understand the need for patience and future opportunities as I've learned through the stock market however we've come across a few great deals that would have cash flowed nicely but I was hesitant to pull the trigger on due to the hot market we live in and where I think it's headed.

I can see the LAs hesitation if you are newer to buying RE.I always submit my offer solo and state I will remain unrepresented unless the offer is countered. 

I have a four plex under contract and have some hesitations about how involved I will have to be.
