@Michael Wolffs We just finished replacing a 12' section if external wall and sill plate that had rotted as the result of a through window/wall AC unit that had allowed water to leak down into the wall for a prolonged period of time.We also removed a through-wall natural gas furnace at the same time and applied 3" of closed cell foam to the external walls on the main level.

For newer investors I do more then just set up an auto search and send hand picked deals but for the experienced buyers the face that I am fast and negotiate the same way (fast) to lock down deals is definitely it.

Usually I structure my due diligence periods in phases that only conclude after the requirements of the previous one have been satisfied (i.e. all financials requested are received + 7 days to review documents).Contract to close, most multifamily deals, unless there's some significant changes or external approvals needed (i.e. city permits needed to rehab a rundown apartment complex), shouldn't take more than 90 days, and see many close in 60 or less.

They generally have about a 75ft sensing range and can be additionally equipped with external battery and solar charger, so no AC power required.

The house has some obvious handyman self wired external fixtures and electric was run to the carport that is just wire stapled to framing.

If you can find a smoking hot deal, it will overcome many of the external factors, particularly if your holding window is relatively short.A final thought -- if you are going to hire a propety manager, why constrain yourself to a 3-4 hour drive?
