I hope that helps, I do truly feel for your situation as I would hate for that to happen to me...you are fortunate you at least have some kind of 'boots on the ground' in the area.  

;) Y’all May laugh at me when reading this, but my fortune teller told me at my last visit that real estate is my calling and I should seriously consider it!

They have saved me a fortune, tamper proof and tenants can adjust (somewhat).One is an auto set back every 3 hours- so no matter what the tenant sets it will reset to 68 in 3 hours.The one I use goes to 70  at 6 am65 at 9 am70 at 5pm65 at 9 pmThe tenant can max it out to 71 but it will only last until the next scheduled adjustment.

Fortunately, my GC calls the next day; he has been in the hospital with a blood clot in his leg (from driving cross-country on vacation).

They fortunately were able to obtain pictures of their house during a block party (where a the previous mayor was in the shot) which showed that there was no second story porch.

Fortunately the first-in-time ordinance regulating the screening process was struck down by the courts though it is still a good general principle to offer tenancy to the first qualified tenant who completes the application process.   

I feel fortunate to have a great deal of knowledge in a very specific niche that most investors don't know about--but should.
