@Chip Fernandez I really like the outcomes of 1031 exchange into new construction (or similar) as it makes the investors life so much easier with still better returns than they were getting before. 1031 exchange is great for upgrading location and vintage as well as cashflow!

In PA where my Mom's family is from I think at least 4 of my relatives live in homes that are more than 75 years old and my Aunt has an old stone farm house she rehabbed that is over 200 years old.What to look for in old homes again will depend on the area, and the vintage.
