Airbnb rejected claim stating it could have been in toilet previous to guest that experienced the blockage (no way, nothing but liquid was going past a vape in the s trap).

There's no accountability on tenant (simply fill out a bogus covid hardship form saying they cannot pay anything).Is it possible for me or some professional to do a credit report and dig up information on what their net worth is and go after their assets in the courts and the judge would force them to pay out of their checking / savings / retirement accounts?

I thought this could be a good way to take inventory of other situations landlords experienced and make proactive updates to our leases without having to first experience the same fact pattern.

I used the think lowering the price would attract "worse guests" but I have experienced bad guests at all price points. 

I’ve been researching local professionals and would welcome any advice on how to vet and connect with reliable team members, particularly in a high-cost area like the Bay Area.As for hard money, I haven’t explored it in depth yet, but I’m open to the idea for the right deal.

. :) now things are taking at best 1 year to realistically 18 months to 24 months for full approvals from what I have experienced.
