There are often weekends or holidays that finding even a basic motel for the night in some areas is nearly impossible (especially if you have pets!) 

Used PSI last year, they did a bad job, the snow wasn't even bad last year and with several attempts asking them to do better within the terms of the contract, they still sucked. 

Your argument would suggest that if I bring home $2k/month in cash flow from a rental property in LA (where I live), that's a good deal, even though I probably had to put $2M cash into it initially.

Sometimes occupants still live there and eviction is not easy, and I have even heard a story once that the yakuza are involved in the construction and real estate business and exorted money from buyers through occupants in these properties. 

We are seeing people move from higher cost of living areas like Raleigh, Durham, chapel hill, and even Greensboro.   

I MAYBE could understand if they just hadn't gotten around to having automated credit card tracking like every other accounting software on the planet, but to not even have the option to track them manually is ludicrous.  

I've bought several in the past few years at 8-10 caps and they have decreased already and the market is not even booming yet.

This can give you flexibility for purchasing or even renovating the next property.

Many judges would feel you got paid even if no cash was sent to you.I could see this potentially working on a higher-end property that it in excellent condition with a Grade A tenant.  

Tons of room to negotiate even on market deals.Very few wholesalers, although I made videos about how to do it.
