This is also why you had strategic foreclosures during the GFC out west.. folks upside down they know they can just walk with only credit dinged.. so they live for free as long as they can then move on ..

I would suggest taking a look at folks providing value in the tax forum! 

At best these folks lack good judgement which to me makes them a bad tenant.Remember, a vacancy is a blessing compared to a bad tenant.

If you're not one, then you're not eligible apparently.There are other down payment assistance loans available however for folks not first timers.

This is the stage of the process where your lender can issue your loan docs out to escrow/title/settlement and these folks can schedule your signing for closing.Before it can reach CTC you'll need to make sure all income/assets/credit remain the same so that means no changes to your credit that are bad or adverse, no job or income changes ideally, and hopefully those funds you've set aside to close with are still "there," so we can keep this closing on track.If you had any questions left feel free to fire them off.

Hi BP folks..I've been noticing in Cleveland quite a few Triplexes for sale but are on public record as being a *Duplex*.  

I'd like to get the thoughts of folks on this thread . . . what's a quick and dirty way to determine the ARV of a 2-4 unit multifamily? 

I think that there's a component of vote/post ratio (especially for folks working on their first 100 posts here as well) that has to do with adding value.
