If you're looking for long term buy & hold, there's money to be made. - Renting in this area is solid, I've gotten what they call B class tenants and more or less they've been great.

I can build a 1,000 sq ft cabin including land  and holding costs for about 350k or so and the cabin will appraise out for about 500k to 525k and will produce gross rents in year 2 between 50k to 60k.

These are excellent strategies—thank you for sharing so openly and not holding back.

My attorney said hes gotten over 30+ litigations against him, and he has conned so many people out of money its best everyone to start filing criminal complaints against him to hold him accountable.

For someone focused on quick flips or shorter holding periods, paying a slightly higher rate for flexibility might make more sense.

I really feel this financing situation is holding me back from going and finding a deal.

To echo the rest of the group, if you're planning on holding the property, a DSCR is likely your best bet, assuming your investment property is in a rental area that supports the debt service. 

I'm curious to know how often property managers actively suggest value-add activities for properties (ie, building an ADU, remodeling, buy-fix-hold opportunities etc etc). 

Maybe you can expand on what kind of properties and price points you're targeting, buy & hold vs Flip vs MTR etc?
