You didn't mention the deductible or what level of Liability coverage was quoted nor if you added on coverage for Loss of Rent, Sewer & Drain backup, or Landlord Personal Property.

No, I dont think so..Anyway, back to your question, I have always had very good relationship with this tenant to the point that we hang out a few times when I go to SF ....Still, the buyout negotiation completely drained the friendship...If you dont consider you guys friends, I wont try this negotiaton myself...

I've never drained it or replaced the rod and we had hard water for 9 of those years as well.Since we build new and they're kept well, I only put aside 1% of the cost to build annually.
