Does anyone have a set of questions or things they think through or scripts or anything that helps them approach, talk to, and close on deals with homeowners when they approach them directly (whether through mass marketing, driving for dollars, or otherwise)?

Expenses directly tied to a deal that was pursued but not completed (e.g., inspection fees) are considered part of your investment activities and can be deducted as a capital loss in the year they were incurred.

They also had a separate program iterally and figuratively for $299 per month where they they would send directly to your email about 5-8 trade recommendations per month where they would literally show you what option trade to do, at what price or net debit or net credit, etc.
