@Ryan Marble Hey Ryan I have a couple STR's in the Palm Bay/Melbourne area and I just did a deep dive back on our numbers.

Southern impression is primarily a single family home builder and their floorplans are all too large for profitability. they are overbuilding each unit and adding unnecessary things like garages that don't get you any income and only drive the construction values up. a garage on it's own isn't with much more than what it's built for and doesn't really add to the equity gain in new construction 

If it is roots, joint corrosion, etc we get it chained which has some risk but clears the drain of anything except pipe breakage that would cause a clog.Good luck

It will come, but you will likely have to drive for shopping, eating, activities.   

I would suggest they understand various strategies/methods to invest in real estate and then let that drive their next steps as opposed to the dollar amount they have to invest.

In your case, the competition from cash-heavy buyers is driving prices beyond what makes sense for a commercial loan based on current NOI and DCR requirements.As for your dilemma, I’d recommend sticking to your numbers.
