I have taken the beginners course on BP and listen to podcasts daily. 

With a little creativity that could change though.First, based on a daily rental base, you are looking at a higher vacancy rate than a monthly rental, so the idea that has no vacancies, is a mirage.2nd, I would have the seller do the rehab and provide a CoO before he hands it over to you. 

I kept calling them for years almost daily with questions, and I still call now, as new mortgage programs are offered and some change.

I look at the MLS daily and I know instantly whether I am interested in a property or not when it comes on the market.A couple years ago I didn't put much effort or weight into searching for off market deals but the last two properties I have purchase were off market deals. 

Q3:  You say this a a daily rental, and it is fully rented. 

I would have liked to have the recent one with the pit bull try legal action as 1) they violated their lease 2) it was a pit bull 3) the other tenant has children that play daily in the common area things like soccer, kick ball etc.  4) The dog was not well behaved.   

I'm using the Rental Property Calculator daily to analyze different properties in my area.
