No syndication experience but there are about a dozen quality RV/Mobile home parks on market in Oregon, several with owner carry options that can be passiv-ish with management in place.

In housing the house goes up with the market, think comps. 

If you want to get into MTR or STR I have better markets to recommend.

Any advice on starting out on this in the Houston or Katy market?  

I really am amazed at how some marketer can convince an adult that real estate is like following grandma's recipe for beef stew.

I suppose something more turn-key could be a good option, but haven't come across many viable options there yet.Anyways, we still have a lot more to learn and still need to familiarize ourselves with the area/market, but just wanted to pop in to say hi! 

I am local to the Memphis market here and like others have mentioned communication is key.

Investing in the market that you have knowledge of and the economic factors that support it is necessary. 

As an investor, Columbus OH is a great market for LTRs.
