As @Jay Hinrichs @Chris Baxter and @Bjorn Ahlblad mentioned the culture has shifted so far into an entitlement mindset and supposed haves vs. have nots that I feel like we just need to do our part to change that narrative locally.  

There’s a lot out there and Davidson County’s diverse properties reflect the diverse pool of people it’s attracted as the city’s grown. 

I understand this may slow things down, but I’m looking for diversity of investments and additional income in retirement over and above what my other investments will provide.

Most have a somewhat diverse tenant pool.

Phoenix has a very diverse job market and might not be hit as hard with unemployment compared to other large cities.

It is the culture and mindset that has to change to get ahead. 

Having a diverse mix of accounts, including credit cards, auto loans, mortgage loans, etc., will ensure you get the highest score in this area.

Very familiar with the area as much as most people want to believe gentrification = safer, it still has its high crime due to the extreme ends of diversity. 

Look at the following indicators over a 10-15 year period to understand trends: population, job growth, job diversity, income growth, median (not medium) home price, crime rates, and vacancy rates.
