@Ross Hendry - House hacking is a complete no brainer to start out, I am a big fan, even though I never took that step (was already too far down the suburbia lifestyle). 

If they happen to retire in the area, I see them either keep the investment as an asset, or sell it and buy a "keeper" home that fits their lifestyle better. 

More importantly, the cost of living is relatively cheaper than the west coast counterparts, so at least my west coast clients seem to experience a nice boost in lifestyle.

We're seeing buyers being more price-conscious even with rates still relatively low.

When 2021 hit, we really started digging into the science of investing (books, BPPC, BP webinars, etc…) and realized that we will do whatever it takes to live the financially free life style.

Talk to some people, see what they are doing, and see if what you come across fits your goals and lifestyle.  

Although, depending on your life style, you might need to have at least $1mil invested in dividend stocks to earn enough passive income to live comfortably. 

We finally found more conscious sellers and a house that checks all our boxes minus our preferred location but it is not too bad.
