Note: Our initial goals are to wholesale to build immediate working capital (targeting $150k) and hold for cash-flow to build 10k/mo FCF (free cash-flow).We have made some cash buyer connections, identified and underwritten potential deals on hundreds of current deals, and developed professional relationships in our target community (cleaning, construction, governmental). 

If you’re working with a community bank or a traditional lender, these issues may not be as relevant.

I typically recommend that community for people that plan to use it personally and can justify the higher HOA costs and membership fees.

Hello everyone, I am very excited to become a part of the real estate community.

I added a new software platform, got rid of all abandoned vehicles, raised rents, seal-coated and striped parking lot, took out loads and loads of trash, got the phone number working and started marketing to local community groups.

They teach people what they want to know without out all the fluff and they have a pretty cool community of mentors and Renatus associates that help you along the way.

@Jonah Gunalda you fit the profile of a large segment of the passive investing community--someone who has a good income from something they are really good at, and would like exposure to real estate in their investment portfolio without distracting them from that very vocation that put them in the position to make such an investment in the first place.There probably isn't a "typical" profile of folks who do not and would not invest in syndications.
