@Leila Jones,I wish you good luck as a realtor and when an investor contact you wanting you to show them proprieties make sure you ask to see their bank statement so you will know they are not wasting your time and have funds to close and be on the look out for fraudulent proof of fund's letter, and if they don't want to provide it let them waste some other realtor's time.

Depends on what his ad says, saying this property is for sale is true, if he's saying I have this property for sale, it's fraudulent, advertising RE he doesn't own or have any right to sell.

The best way to combat these is to have such high "cash flow," on the PFS that you can debt service the property you're looking to buy even despite worst case scenarios.
