I feel like I can't protect against a situation where I get sued (e.g. someone slips and falls) and they "only" choose to go after the liability insurance on the property's policy, leaving the umbrella policy to pickup anything above/beyond the liability from the STR property. 

There are more listings to choose from now than any other time in nearly a decade.

If we could choose the ideal software, it would have 90% funcitionality from a mobile app in some limited fashion.

If that's your goal, I applaud you, but I'm sure most would choose other avenues for their charitable contributions.I like the idea of "organic vacancy". 

Education is great, and you should definitely have some before you start, however you choose to get educated.My personal choice was to just start.
