Typically, HUD charges a daily fee for extensions, which varies depending on the property type and the number of extensions requested.To request an extension, contact your HUD representative or the Asset Manager handling the sale.

In my experience like other things you get what you pay for. if you go with the companies that are charging super cheap rates - 5%, $100/month or something like that they don't have enough income to sustain a supportive team to actually help you manage your home. 10% is the going rate it seems in the city and that is where the better companies tend to exist.

Cost segregation is a great tax strategy when applicable.

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

Note that I mostly rent B2B (directly to insurance relocation companies and other corporations) but I include the cost of the waiver each month in the rent that I charge.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I know Red Awning charges 10% and they handle most of the guest communications and listing, pricing for you, but you still need to arrange cleaners. 

Wanted to know if it's possible to send a tenant to collections after a move out/ evictions for additional charges the security deposit didn't cover.
