Hey mate,I'd advise against $50,000 houses unless you are full time on the ground.Turnkey houses for $50,000 tend to be in rougher parts.C or D class.High crime, lot's of volatility, boarded up homes, no upside from an appreciation standpoint, cars with no wheels lol and PM collects rents with a bullet proof vest and shot gun.Works well for some and the hustle is real.

Payroll business, car shops, etc. 

There is a one car detached garage at the back of the property.I'm an absentee owner that rented this home out for 11 years with a management company and now I'm in the process of renovating it.When I'm done with the project in a few weeks, I would like to 1031 exchange it into another cash flow property possibly in Indianapolis IN, but I'm open to other active markets.

Mobile homes are like cars but they do not have a book value that you can determine like a car with Kelly or NADA. 

All these folks these days bragging on their Instagram and Facebook showing their nice houses their latest car constantly posting their vacations etc etc..

I'm mainly consider about dings/durability and the black showing everything similar to a black car LOL (smudges, fingerprints, dirt, etc).

This is much harder than painting a car , ( I use to do do some custom paint jobs in the 80's) .   

I've stopped doing any business in Oakland - had my car broken into twice which in the grand scheme is minor compared to being assaulted and held up at gunpoint.

They will state their plan for the secured debt which for the most part will be one of three options, 1) Reaffirm (rare) or, 2) surrender (Common for cars, not common for homes unless there is no equity) or, 3) "Pay and retain pursuant to contract (Which means i want it but i'm not reaffirming it).  

How much was the umbrella policy if you don't mind sharing$1347 annual for a $2M policy covering 3 cars / 3 drivers (one under 21), primary residence, one STR and an old pontoon boat.
