The plan is to put the rentals in SCH E of our joint return and file with TurboTax-We live in Florida-Leases under my wife's name, Airbnb app under my name, dedicated bank account for all rentals activity in the name of both-We have umbrella policy for liability protection for the rentals-We leverage some contractors (for example cleaning lady for the Airbnbs or lawn maintenance guy) that we pay >$600 for their services in a year and they are not our employees.

I'm doing a refi on a multi-family building right now with a lender I found here on the BiggerPockets Lender Finder - https://www.biggerpockets.com/business/finder/lenders They've been able to help me get a DSCR loan which others on this post have mentioned and they've been pretty quick should be able to close before the new year in less than 3 weeks from when I started the process!

One of the major driving factors for increased premiums is the carrier's requirement for higher replacement cost limits on file for buildings.

Build a strong team, prioritize cash flow, and take the time to understand the local market and regulations, especially for development projects.

The issue I take with anyone looking for an app instead of building their own is that it misses the forest for the trees.

Are you trying to build up to some monthly cashflow # (i.e. $10k month net) or an equity # (i.e. $10 million equity), etc.

The only exception is for on-site managers, like you'd find living in one unit of an apartment building and managing the building on behalf of the owner.

Not sure if you staged it, but I did my homework early on when I first started so I know my pricing and I build it into my deals.  

Also, the ability to find good deals with an accurate budget to complete the project up front from some good project managers/general contractors.
