What Im looking for with REI.... is to find financial freedom, to build generational wealth, to bring my family together; my brothers,  my children, and their children into a business Im not only passionate about, but proud of.  

Investors dont need those skills basically if they are relying on agents or wholesalers to bring them their deals.

A local handyman would fit that bill, and perhaps a couple who could shop for and bring in the consumables.  

I’ve had it where they went and did a special project just to look at multi-family properties to bring them more into agreement with todays valuations, etc

You are making enough income to bring a check with you if you can't sell for what you owe + any fees.

Bring these concerns to an attorney for him to draft the operating agreement.Some things to discuss would be 1) What happens if partner A Dies2) What happens if Partner A wants out of the partnership3) How long will this partnership last?

I wouldn't worry too much yet but if after a couple more days of no activity, I would bring the price down a bit to be closer to the top end of the market and see if there are recent comparables that have been rented (especially if you have access to the MLS)

No standing in court = no case to bring.

Newspapers are dead and bringing them all online has only lessened the true journalistic impact which is why you see good writers writing about stuff they just reviewed, but do not know.

Roof is approx 15 yo. 4 water heaters been replaced in past 5 years. current brings in $5200 month.
