We've had two completely different ARV appraisals on basically the same home within 2 blocks.   

Bought for around $700K 4/5 years ago a few blocks outside of Union Square. 

I was working on one property and I did exactly that , I searched by lot and block numbers.

Especially interested around the Fred Martin Elementary school area, there is a big factory looking building behind it, large block, seems totally empty?

There's also a lot of potential appreciation on the horizon: the city is supposed be building a greenway on the block, there are a lot of construction projects in the neighborhood and a lot of new, high-end condos have recently completed construction a few blocks away.

It is very stressful making an investment without any reserves, and any road block could really set you way back.
