I haven't ran into an issue like this before especially if you followed all of the guidelines for it to be a legal bedroom such as bedroom size, entrance size, egress, closet, etc.

As a company we are considering a third party that offers virtual/face time walk thru's where human engagement occurs from the first phone call, until 11pm, weekends, holidays included- where the prospective tenant is loosely (virtually) tethered all the way through showings, feedback, follow ups and ultimately application process.

Under current rules, NOLs can only be carried forward indefinitely (not carried back).Losses from stocks (Schedule D/Form 8949) follow different rules and cannot be mixed with Section 1231 losses.
