I would also want to know if there is a demand for rentals in the area, what the vacancy rate is and average rental cost.

I agree that you need to set yourself apart from the competition and also have a product that can help win over a skeptical parent if they think the price is too much before seeing the house.

Average cap rates across the country have halved in the past 25 years.

Most 4's have separate furnaces   Finally NONE of my rents are $800 a month. mine average around $1200-$1400. 

It's likely you will have to redo most of their work when you get it checked as you don't want an inferior product out there if you are selling or renting it.

Very clean and mostly organized.The rent is at fair to maybe even above average. 

That being said, if I can truly get 1.5-2x on average with on MTR, I’m sold in a heart beat.

Will be interesting to see how 2025 plays out. 10 yr rates are still over 4 and spreads are not coming down quick enough to rescue people who bit off more than they can chew.Good luck with your MHP, we like that product a lot and have a deal in Central Valley, CA!
