If you’re investing in a fix-n-flip project, this may come in the form of project management: meeting with GCs to bid out the construction, cutting checks to vendors and working with designers, architects, running materials etc.Assuming you’re not “the money” side of the deal, you should look to provide value in some other capacity.

Hey there, It will depend on your local building department requirements, but you will likely need a sketch and a permit, although no need for an architect for something like that, your contractor should be able to handle it.

This will never be as desirable as some areas in Portland, although the location is convenient, it is right next to the I5 freeway sound wall.  2) plans/architect - I'm assuming we will need custom plans drawn up by an architect, vs having some generic design plans.
