My preference is 1st  w torch applied then cold applied then self adhesive.

Additionally, walls should also be checked to see if they contain any residue from previous occupants that might be causing an odor.

A HELOC would take any of that residual cash flow and possibly more.

What residual benefits did you receive from it? 

I am starting out with a few single family properties to build some residual income and then will work my way into some multifamily.

Once washed, you need to rinse with clean water to remove and TSP residue ... paint adheres best to a clean surface.You will then want to prime with Zinnsser (my preference) or Kilz.  

Making it is to have enough residual income to live off.  

Although I still have some residual SDIRA note investments, going forward everything is allocated to completely passive stock and bond index funds with Vanguard.Everything in taxable entities is real estate or note related.

I'd say for most people the best investment is still YOURSELF.. get higher education, better career path for higher earning potential etc.... position yourself in the most lucrative career you can think of and you'd love to do. make that your main hussle (that could be RE among all things)... then vertically expand your business from your main hussel and put the residual income into passive assets like stocks and passive RE e.g.

Sure i didn't get the full amount upfront but 11k in the pocket and a little residual income for a year is a lot better than nothing!
