Small claims issue to small of money to involve any kind of lawyer other than a few sabre rattling letters. .. and your the one who is not performing.I have been on the other side of this back in my Timber days were I would secure a cutting contract only to have the land owner change their mind.We spent a lot of time and resources procuring our timber contracts.

If there is a cut-off, might look at maintenance jobs near the same time that were broken down into separate contracts that exceeded the limitations, that's how they cheat on the owner's voting.Corporate owned units: If they rent units, you'll be in competition with them.

In addition, the property hopefully appreciates in value during the time that the partnership owns it (for example 3, 5, 7 years etc) and once it's sold, you get a share of the profits after the sponsor takes a cut (typically sponsor split w/investor will be around 80/20 investor/sponsor or 70/30 etc).

@Ricky Stafford Risk / Reward west coast generally is not a risk play.. you acutally get your rent... and your renters have 750 fico's and make 4 to 6 times the rent or more.you have no to little damage NO SECTION 8 ect.. the high yield rental markets have the inverse of this.. so its whatever floats your boat really.
