I don't know much about south side of Indy.Class A: North suburbs of Indianapolis which are Carmel (highest median income in Indiana of over $120,000), Westfield, Noblesville, Fishers, west suburbs: Avon, Plainfield, Brownsburg, Danville, south suburb (Greenwood). 

A smaller group in the West faced rent cuts due to demand challenges, while only three major markets achieved a balance between high inventory growth and rent increases.

Unlevered IRR performance for SF in west coast high appreciation asset has gross yield of 18-25% IRR, post-recession maybe giving 8-12% IRR, is okay.

New companies like Intel, Amazon, and Google are also investing here.I own all of my investment properties here and work with a lot of out-of-state investors in both the east and west coast that love investing here for the turnkey and BRRRR opportunities that we have here.

What is this price-gouging company out west do you ask?

There is a big difference between West Midtown, which has changed immensely over the past 5-7 years, and Westside. 

We were the rural version of similar urban resort properties found in P'town, Fort Lauderdale, Key West & Palm Springs. 

We are in the Franklin county area....looking mostly in West St.

I am most familiar with the Cleveland West side where I invested.
