There was a freshly seeded lot where the gentleman's house had stood!

I can't remember the primer & paint used as it was probably 12 years ago, but it still looked great when the home was sold.It stood up to daily showers but probably not the hot steamy 40min (or whenever the HW ran out), showers my daughters used to have at home.

Also, if you dont already have an LLC stood up, do so and transfer the property to the LLC.

When I interviewed several companies about this a few years back there was one that had employees in the Phillipines that stood out.

The point is to rebuild what 'Black wallstreet' stood for.

I stood in line for close to a week to make sure I was FIRST.

A couple other items that stood out to me looking at the sellers NOI calculations was the general maintenance of $5,000/month and no property management being included in this number.

I have stood firm and was not the winner.
