Oh, and while I’m pontificating and waving my magic wand, transfer payments from federal tax to municipalities since that’s where most of the services that affect our daily lives are provided, reducing reliance on property tax which is uncorrelated with ability to pay and thus one of the most heinous taxes devised.

These short depreciation cycles are the depreciation waves that can occur.It is my view that Covid increases the chance for a depreciation cycle.  

In fact the new wave that I see to take that decision away from you is that people are claiming Emotional Support Animals in addition to those with Service Animals.  

I would 100% ride that wave. 

That often works out much better than making waves and having to clean the unit and find new tenants who may never pay their rent and then move so you have to clean and rent the place a 2nd time.I get a little carried away, myself, sometimes, and about a year ago I had a tenant move a friend into his unit and he refused to pay the additional rent I wanted.
